Penryn Partners brings a principal investor’s perspective to real estate equity and debt advisory. We work with developers and property owners on value-add opportunities, complex projects and transactions that call for a considered approach to capital.

We work across residential, living sectors, hospitality, leisure and commercial real estate, wherever a considered approach to capital makes the difference.

Patrick and Ben have worked together for almost 15 years, beginning at the same family office. Our complementary skills combine investment judgement, technical understanding and a detailed knowledge of structured finance.

We introduce the right partners, structure joint venture equity and arrange debt, drawing on longstanding relationships with family offices, private equity investors and lenders. We stay closely involved as a transaction moves towards completion.

How we work

We take on a small number of mandates at any one time, and only those we would be prepared to back ourselves.

Assess. We review each opportunity as principal investors would: the business plan, the numbers, the risks and the sponsor behind it.

Structure. We work out the right capital for the project, whether joint venture equity, senior or mezzanine debt, or a blend, and prepare the model and investment materials.

Place. We take the opportunity to a targeted group of family offices, private equity investors and lenders we know well, and run a focused, competitive process.

Complete. We negotiate terms alongside you and your advisers, and stay closely involved through documentation to completion.

Both partners work on every mandate from start to finish. We are a small team in Mayfair, and easy to reach.
